To bid in the Simulcast format, you must proceed to the catalog, click "Enter Live Auction" option at the top of the catalog that will be available approx. 15 minutes to the start of the Live/Online Auction and at the point you will be on the Simulcast Auction Bidding Platform. You will need to bid fast and pay attention to the chat window for warnings. There is NO countdown timer.

Each lot will become available in sequential order and you will need to use the red "Bid" button to bid the next increment available. REAL ESTATE TERMS:
Auction Premium: There will be a 10% Auction Premium added to the winning bid. The sum of the winning bid plus the Auction Premium will be the sales price. Example: Bid Price $100,000 plus $10,000 (10% buyer’s Fee) equals purchase price of $110,000.
REAL ESTATE TERMS: 20% of the total sale price down as a non refundable earnest money in the form of a certified check, cash or wire transfer within 48 hours of the close of auction. We do not accept a credit card for down payment. The balance of purchase price is due at closing, said closing to be within 30 days of close of bidding. Purchaser shall be responsible for all wire transfer fees. Closing will be as specified in the Contract for Sale of Real Estate.
REAL ESTATE TAXES AND CLOSING COSTS: All real estate taxes will be prorated for 2025. The purchaser will pay all other closing costs associated with the purchaser’s side of the sale, including local and state recording fees and any cost associated with the purchaser’s loan. The seller will pay for deed preparation and deed tax.

Bidder Qualification: Prospective Bidders must register for a bidder’s number. Registration is also an agreement to comply with all terms of the auction, both written and verbal.
Payment: All items must be paid for in full at the conclusion of the auction. Accepted forms of payment are cash, personal / company checks, Mastercard and Visa credit cards are accepted (no debit cards). A 3.5% transaction fee will be charged on credit card purchases. All out of state checks must be accompanied by a bank letter of guaranteed payment.
All items are sold “AS IS” and “WHERE IS” with no warranty implied or expressed by the Seller or Ford Brothers, Inc. All auction items may be inspected prior to the sale.
Items must be paid for before they are loaded. A paid receipt must be presented to auction personnel before loading.
Item Pickup: All items should be removed today. The purchaser will assume all liability for items left at the auction site. Items left at the auction site for more than 1 week will be forfeited by the purchaser with NO REFUND. When an item is sold, the buyer is responsible for keeping up with the item.
SALES TAX: Kentucky Sales Tax (6%) will be added to the sale price. Dealers, Agricultural or Resale tax exempt parties seeking to use tax exemption must provide proper documentation to Auctioneer at the time of purchase of said tax exempt products. All products or items be deemed acceptable and/or eligible for tax exemptions.
Auction Note: In the case of a disputed bid, bidding may be reopened between the parties with the high bid at the auctioneer's discretion.
Any dispute between Ford Brothers, Inc, its Agents or Representatives and the Buyer(s) will be tried in a court of jurisdiction in Pulaski County, Kentucky. By bidding on the property, the buyer agrees to all terms and conditions set forth.
