The heirs of the late Mr. Gregory have authorized the sale of this well-located commercial property at absolute auction. Auction Premium: There will be a 10% Auction Premium added to the winning bid. The sum of the winning bid plus the Auction Premium will be the sales price. Example: Bid Price $100,000 plus $10,000 (10% buyer’s Fee) equals purchase price of $110,000.
EARNEST MONEY: 20% of the total sale price down as a non refundable earnest money at the close of the auction. We do not accept a credit card for down payment. The balance of purchase price is due at closing, said closing to be within 30 days of close of bidding. Purchaser shall be responsible for all wire transfer fees. Closing will be as specified in the Contract for Sale of Real Estate.
SELLER FINANCING OPTION: The Sellers have offered to provide owner financing on the real estate portion of the sale. The Buyer shall provide a down payment equal to twenty percent (20%) of the purchase price, with the remaining balance financed by the Sellers. The unpaid balance shall be amortized over a period of ten (10) years with equal semi-annual payments of principal and interest, calculated at an interest rate of five and one-half percent (5.5%) per annum. Terms of the financing shall be further evidenced by a promissory note and secured by a mortgage on the property.
