            Due to health reason, Mr. Crawford is downsizing his property inventory and has authorized our firm to offer the following at absolute auction.

Tract #1 – 511 Jacksboro St – (Ferguson)

This frame constructed home is situated on a nice lot measuring approx. 60’x200’ ft.  This home has lg. living room, dining room, 3 bedrooms, full bath and utility on the main floor.  There is also an unfinished upstairs and a partial basement.  It has vinyl siding, wall to wall carpet, washer/dryer hookup, storm doors and windows, nice wood trim, front porch plus a heat pump.

Tract #2 – 516 Jacksboro St. (Ferguson)

This cut stone commercial building is situated on a lot measuring approximately 50’x105’.   The building measures approximately 30’x66’ and has carpet/tile, heat pump and shingle roof.  It has kitchen, bath and four additional rooms.  This property is currently rented and appears to be in good condition.

This tract, consisting of approximately six acres +/- by boundary remains unimproved.  It has approximately 285’ feet of frontage along Gover Lane and city water is available.

Tract #6 – Gover Lane (Ferguson)

This tract, consisting of 2 acres more or less by the boundary also remains unimproved.  It has approximately 200 ft of frontae along Gover Lane and city water is available.       

NOTE:  Auction #2 will be a multi-parcel absolute auction, giving each and every prospective purchaser the ability to purchase any or all tracts or combination of tracts.             

TERMS: 20% down the day of the auction, with the balance due in full within 30 days.

Note:  The purchaser of any single-family residence built before 1978 has a period of ten days to inspect the property for the presence of lead based paint.  The inspection period is December 2nd through December 12th.  The successful bidder must sign a waiver of the 10-day post-inspection period.
